SCG Development, Amazon, and the Fairfax County Redevelopment and Housing Authority Host Groundbreaking Ceremony

Somos at McLean Metro – Phase A will create 231 homes for low-and moderate-income residents in the DMV region


Today, SCG Development held a groundbreaking event for the first phase of a two-phase new affordable housing development located in Northern Virginia. Somos at McLean Metro Phase A will be a new construction mid-rise multi-family rental housing community for lower income households. Upon completion, Somos at McLean Metro – Phase A will create 231 new affordable homes in a high barrier to entry market walkable to the Metro.



 

“Today marks a significant milestone in Tysons, Virginia as we break ground on affordable housing within walking distance to the McLean Metro. This project exemplifies our commitment to creating inclusive communities where all residents can thrive, with convenient access to transportation and amenities. We extend our heartfelt thanks and special acknowledgment to our various financial partners whose invaluable support and collaboration have made this development possible. SCG Development has demolished an abandoned office building and will create a mix of studio, one-bedroom, two-bedroom and three-bedroom affordable apartments. The new community will be walkable to the McLean Metrorail station and less than a 10-minute walk to Tysons Corner Center via the new pedestrian bridge spanning the Capital Beltway. It is also located within the Tysons Urban Center, which is a major economic hub in Fairfax County.

“Our journey toward ‘One Fairfax’ involves removing barriers and providing access to opportunities for all. Affordable housing is the cornerstone of creating a more inclusive Fairfax County, and Somos at Mclean Metro exemplifies this effort,” said Dalia Palchik, Providence District Supervisor, Fairfax County Board of Supervisors. “This development not only provides affordable homes but also fosters a diverse and inclusive community, ensuring that all residents have the opportunity to thrive.” 

 

This project is receiving substantial support from Virginia Housing, Amazon, Fairfax County, and the Fairfax County Redevelopment and Housing Authority, along with a contribution of tax credit equity from Stratford Capital Group. Virginia Housing, Virginia’s state housing finance agency, has committed over $54.5 million in financing, as well as 4% Low Income Housing Tax Credits (LIHTC). These tax credits make it possible for the residential units to be available at rents affordable to residents earning 60% or less the area median income (AMI). 

 

“Virginia Housing is committed to working with our partners to invest in new affordable housing opportunities for critical workforce needs in Northern Virginia and across the Commonwealth,” said Tammy Neale, CEO of Virginia Housing. “Somos at McLean will provide working families with a high-quality and service-rich, affordable rental community in a great location.”

 

Amazon has also committed a $28.97 million low-rate loan to Phase A from the Amazon Housing Equity Fund, a more than $3.6 billion commitment to create or preserve more than 35,000 affordable homes for low- to moderate-income families in the Arlington, Virginia-Washington D.C. region, Washington state’s Puget Sound region, and the Nashville, Tennessee region. The Tysons Community Alliance has also been a vital partner in both affordable housing and economic development.

Combined, these connections will help create greater equity and a better quality of life for residents of Somos at Mclean Metro for decades to come.”

In order for people to build their careers here and their families, we need affordable housing options all along the income spectrum. Located at 1750 Old Meadow Road in McLean, Virginia, the new homes will be reserved for households earning between 30-60% AMI. Affiliates of SCG Development are leasing the sites from the Fairfax County Redevelopment and Housing Authority (FCRHA), and the ground lease will ensure long-term affordability for 99 years.
